REMAX Canada Fall 2026 Commercial Real Estate Report

The REMAX Canada Fall 2026 Commercial Real Estate Report is here, and it's packed with insights to help you start conversations with commercial clients and investors.

Based on input from REMAX brokers and agents in 12 major Canadian markets, the report examines commercial activity from January 1 to June 30, 2026, compared with the same period in 2025. It covers every key sector, including industrial, retail, multi-family, office, land development and Saskatchewan farmland. You'll find the top-performing segments, the factors shaping each market, emerging trends, and the barriers and levers that could unlock future growth.

The big picture: commercial real estate investment gained momentum in key markets during the first half of the year, with industrial, retail and multi-family attracting considerable capital despite economic uncertainty, high construction costs and financing challenges.

“Capital is flowing, but investors are trying to make every dollar count. We've seen considerable investment in established, income-producing properties this year, particularly in markets where demand remains strong.”

Kristie Kimnach, Global Executive Director, REMAX Commercial

Top trends shaping the market

  1. Bricks-and-mortar retail is back, with a supply problem. Suburban retail vacancy in parts of Greater Vancouver has fallen below 1%.
  2. Smaller footprints are in demand across asset classes. London saw exceptionally strong demand for industrial units of 1,000 to 2,000 sq. ft.
  3. Defence spending is a growing driver. Halifax recorded $142.5 million in major defence-related real estate acquisitions.
  4. Older buildings are gaining appeal. Rising construction costs have given existing properties a competitive edge for retrofits and conversions.
  5. AI and data centres are a new development frontier. Edmonton's planned $13-billion Meta data-centre project has raised its international profile.
  6. Institutional and out-of-province capital has returned to rental housing, even as some rental markets soften with new supply.

Supply is the story

“Supply has become increasingly constrained in some of the country's key commercial markets. Demand for smaller industrial units and neighbourhood retail space has remained strong in many markets, yet high construction and financing costs continue to limit new development.”

Don Kottick, President, REMAX Canada

Growth is also becoming more specialized by region: defence in Halifax and Newfoundland, technology infrastructure in Edmonton, agriculture in Saskatchewan, logistics in Winnipeg and necessity-based retail in Vancouver.

The outlook

National commercial investment volume rose 19% year over year in the first half of 2026, according to Altus Group (excluding Alberta). REMAX brokers and agents point to a gradual, uneven recovery as one possible scenario through late 2026 and into 2027, with investors continuing to favour well-located properties with reliable income and strong tenants.
